Groundskeeper/Maintenance Technician

Indianapolis, IN

Are you someone who takes pride in keeping things running and looking their best? The Maintenance Technician/Groundskeeper at the John H. Boner Neighborhood Centers (JBNC) is a hands-on, hybrid role that blends technical repair work with outdoor facilities and grounds upkeep. You’ll be a vital part of the team that keeps our buildings safe, our residents comfortable, and our outdoor spaces welcoming—all while supporting a mission that matters.

What You’ll Do

In this blended position, no two days are the same. Your responsibilities will shift between indoor maintenance and outdoor groundskeeping, covering our residential units, community buildings, and commercial properties across the near east side of Indianapolis.

Indoor Maintenance:

  • Handle unit turns, perform general repairs, and troubleshoot basic issues with plumbing, electrical systems, HVAC, and appliances
  • Complete drywall patching, light carpentry, painting, and hardware installations (locks, fixtures, screens)
  • Assist with event setups, move furniture, and ensure community spaces are ready for use

Outdoor Facilities & Groundskeeping:

  • Mow lawns, trim bushes, and maintain landscaping
  • Remove snow, apply salt, clear walkways, and maintain parking areas
  • Inspect, repair, and report any safety issues on outdoor property areas
  • Support cleanliness and curb appeal of all JBNC sites

On-Call & Emergency Response:

  • Participate in the on-call rotation for urgent maintenance issues, especially during adverse weather conditions

What Sets This Role Apart

  • You’ll serve both people and place—providing a sense of dignity for residents while maintaining essential community infrastructure
  • Work across a diverse set of properties, including family housing, commercial spaces, and community hubs like Legacy Center and New Life Manor
  • Expect to be challenged by complex environments—including high-use spaces that may include safety or behavioral concerns
  • You’ll operate both independently and as part of a team, with autonomy to problem-solve and flexibility in day-to-day priorities

Skills Assessment Required

Applicants must complete a Maintenance & Grounds Proficiency Assessment covering:

  • Core repair knowledge: HVAC basics, electrical, plumbing, appliance repair, drywall, painting, and safety
  • Groundskeeping and equipment familiarity
  • Tool knowledge and ownership (see tool checklist below)
  • Self-rating of your abilities in efficiency, communication, attention to detail, and task execution

This helps ensure candidates are prepared for real-world conditions and expectations.

You’re a Fit If You Have:

  • At least 1 year of relevant maintenance or facilities experience (grounds or trades)
  • Familiarity with property systems (HVAC, plumbing, electrical) and comfort using a wide range of tools
  • Physical strength and stamina to lift 50+ lbs, climb ladders, and work in varying weather conditions
  • A proactive attitude, good communication, and pride in completing tasks thoroughly and safely
  • A valid driver’s license and reliable personal transportation

Required Tools

This is a tool-ready role. You must bring your own tools, including but not limited to:

  • Cordless drill, tape measure, voltage tester, screwdrivers, pliers, hammer, levels
  • Lawncare equipment familiarity preferred (mower, trimmers, snow shovels, etc.)
  • A complete tool list is provided below.
